In addition to these special services Community Living will assist the members to meet their standard, statutory obligations by delivering the following:
Secretarial services
1. Arranging, conducting and documenting meetings of the owners corporation
2. Attending to correspondence
3. Providing advice to members by telephone and email
4. Supplying a Owners corporation Certificate on transfers of title
Accounting services
5. Levying, collecting & banking owners corporation fees
6. Paying creditors
7. Reporting financial performance to the committee & members
Property services
8. Advising & arranging owners corporation insurances
9. Processing insurance claims
10. Identifying and arranging maintenance of Building Code obligations to maintain essential fire & safety equipment to protect the life & property of those occupying the land
11. Identifying and arranging work to meet Occupational Health & Safety obligations to tradespeople & employees working on the property
12. Arranging audits & appointing specialists to monitor the performance of service providers to ensure compliance with these statutory Building Code obligations
13. Arranging repairs and maintenance of the building and tangible assets.
These standard functions will be undertaken promptly, in a cost efficient and timely manner.
