Mortgages - There are many types of mortgages out there, such as fixed rate mortgages and repayment mortgages, that often it might seem a bit puzzling to the layperson. However, mortgages aren’t that had to unravel. Once you understand the basics of mortgages, you’ll find that mortgages make allot of sense. First, there are two main types of mortgages; Repayment only (capital interest mortgages) and Interest only (ISA, pension or endowment mortgages).
With repayment only mortgages, your monthly repayments consist of repaying the capital amount borrowed together with accrued interest. As you pay on your mortgage, you’ll notice that the amount borrowed decreases, each year throughout the term. The good thing about repayment only mortgages is that once the term is up, you can be sure of knowing you are paid in full.
With interest only mortgages, only the interest is paid off with each mortgage payment. The borrower also takes out at the same time, an alternative ‘repayment vehicle’ (method of paying off the mortgage) such as an ISA, pension plan or endowment policy. The important thing to remember about interest only mortgages is that that the monthly payments do not pay anything toward the outstanding capital balance. This is why it is very important to be sure that the payments are maintained into the repayment vehicle or it will not be possible to pay off the mortgage at the end of the term.
Once you’ve chosen between interest only mortgages and repayment only mortgages, you’ll need to know about the four main mortgage rate options. These are fixed, capped, discount and variable. Knowing what each of these rates is will help you understand mortgages much better.
